For owners who live outside Montana

Out-of-State Investors

You bought in Montana for the returns, not for a second job 800 miles away. Here is exactly how Mountain Village Property Management runs your Bozeman, Gallatin Valley, or Livingston rental so you never have to get on a plane.

What remote ownership looks like, month to month

Three things have to work flawlessly when you are not local: money, maintenance, and knowing the condition of your property. We built our process around those three.

Money

Rent day, without you

Tenants pay online with automated reminders and late-fee enforcement. Once rent clears, your share goes to your bank by electronic deposit with a monthly statement that itemizes income, management fees, and any maintenance. A 1099 arrives at year-end for your CPA.

Maintenance

The 2 a.m. call goes to us

Residents reach our 24/7 emergency line, not you. A short list of vetted, licensed local vendors handles the work, we document it with photos, and the cost shows up itemized on your statement, so you always know what was done and why.

Condition

You see what we see

Move-in, walk-through, and move-out inspections are documented with photos and video and posted to your owner portal. When a tenant leaves, you get the same report we use to settle the deposit, not a phone call and a promise.

What we need from you to get started

Everything on this list can be signed, uploaded, or mailed. Most owners finish it in an afternoon.

  • Management agreement, signed electronicallyWe send it, you sign it from your phone. No notary, no printing.
  • W-9 and bank details for owner disbursementsSo rent can be deposited electronically and your 1099 is correct.
  • Keys, or permission to rekeyMail them, leave them with a neighbor, or let us rekey the property and keep the new set.
  • Current leases and security deposits, if the property is occupiedWe take over the existing tenants and keep every lease term intact.
  • Landlord insurance declaration pageConfirms the property is covered as a rental, which most lenders and Montana landlords require.
  • HOA or condo contact, if there is oneSo we can handle rules, dues, and approvals directly.

Switching from another manager

This is one of the most common reasons owners call us, and it does not have to be awkward.

1

Send us your current agreement

We will check the termination notice period and tell you the earliest clean handoff date.

2

We coordinate the transfer

Keys, security deposits, leases, tenant files, and any open maintenance items move to us on the agreed date.

3

Tenants get one clear letter

New payment instructions, new contact numbers, and reassurance that their lease does not change.

4

Rent keeps coming

No gap in collection, no double management fees. Your first statement from us covers the first full month.

Questions we hear from remote owners

How do we communicate across time zones?

Email and text work at any hour, and both of us read every message. For calls, we are available Monday to Thursday, 9 to 5 Mountain time, and we will schedule around your time zone. Your owner portal is always on.

Do I need a Montana LLC or a local bank account?

No. Many owners hold their property in an LLC and many hold it personally; that is a question for your attorney or CPA, and we work with either structure. Disbursements go to any U.S. bank account you choose.

What if I am still under contract and have not closed yet?

Send us the listing. We will give you a realistic rent range, flag what the property will need before it rents, and estimate placement time, so your numbers are grounded before you close.

How much does it cost?

Three plans: Essentials at 4.9%, Signature at 6.9%, and Summit at 8.9% of monthly rent, each plus $69 per month, with no vacancy fees. Owners with several doors should ask about portfolio pricing. Compare every plan detail.

Can I still visit?

Of course. Owners visit when they want to, not because they have to. Tell us when you are in town and we will walk the property with you.

Send us the address. We will send you the numbers.

A realistic rent estimate, what the property needs before it rents, and the plan we would recommend, within 24 hours and with no obligation.
